Long Beach ADU Regulations

An accessory dwelling unit, commonly called a granny flat or in-law suite, must exist on a lot that’s zoned single-family. It has its own entrance, separate from the primary house, as well as a kitchen, bathroom and living space. These units can be rented, year-round, and add a lot of value to a property.

 

Long Beach ADU Zoning

  • Accessory Dwelling Units are allowed in all areas zoned for single-family detached housing, EXCEPT R-3-T and R-4-M.
  • They may be built in a Planned Development District or Specific plan-zoned area, subject to additional restrictions.
  • Additionally, there are various and specific types of residential zone district land uses that may be eligible for conditional use permits, accessory use, temporary use, and Administrative use permits.

 

ADU Lot size

The minimum lot size is 5,200 sq. feet, with the minimum lot width being 27 feet. There is no maximum lot size to build an accessory dwelling unit.

 

ADU Min/Max Building Sizes

There are 2 categories of ADU’s in the city of Long Beach.

Limited ADU – They are created solely from the existing floor area of the primary dwelling or an accessory structure (such as a garage conversion). No addition of the floor area is allowed when creating a limited ADU.

Conforming ADU – These ADUs must meet one of the following conditions:

  • The construction of a new floor area is proposed to create or expand a conforming ADU.
  • The lot it will be located on is in a permitted residential zoning district other than a single-family residential district, whether or not construction of a new floor area is proposed.
  • For a lot where an additional principal dwelling is allowed, an ADU is not permitted, except when a conforming ADU is created by converting the floor area of an existing attached or detached accessory structure without expanding the structure (such as a garage conversion).

For both limited and conforming ADU’s, the maximum unit size is 50% of the gross floor area of the primary dwelling, or 800 sq. feet, whichever is less. Gross floor area is the sum of the floor area of the spaces within a dwelling.

For all limited ADU’s, the minimum unit size is 180 sq. feet.

For conforming ADU’s, the minimum unit size is 300 sq. ft. for 0 bedrooms, 450 sq. ft. for 1 bedroom, and 750 sq. ft. for 2 bedrooms.

 

Long Beach ADU Height Restrictions

The height limit for conforming ADUs is the same as the zoning district, or 25 ft. and 2 stories, whichever is less.

A limited ADU is created from the existing floor area of the primary dwelling or accessory structure. No expansion of the building footprint is allowed.

 

Long Beach ADU Parking Requirements

Any parking space lost during the construction of ADU (either by garage conversion, or destruction during ADU construction) must be replaced.

Replacement parking spaces for the primary dwelling should be provided off-street and comply with the Off-Street Parking and Loading requirements of the city.

Use of tandem parking configuration is allowed, with no more than 3 vehicles parked in tandem.

Parking spaces for an ADU and replacement parking spaces should be located in the areas on a lot allowed in the Vehicle parking in residential setbacks regulations of the city.

A separate driveway for the ADU or its replacement parking is prohibited along the street frontage of the site. This prohibition does not include a driveway or parking area having access only from an alley.

 

Setbacks ADUs in Long Beach

For conforming ADUs, the setback standards are as follows:

  • Front yard: same as zoning district.
  • Side yard: same as zoning district, or 5 ft., whichever is less.
  • Rear yard: same as zoning district for an attached ADU, and 5 ft. for a detached ADU.

Limited ADUs are created from the existing floor area of the primary dwelling or accessory structure and are therefore not applicable to setback regulations like conforming ADUs.

 

Long Beach Owner Occupancy

The owner must reside either in the primary dwelling or the accessory dwelling unit, unless both are rented to the same tenant, and such tenant is prohibited from subleasing either.

The ADU cannot be sold separately from the primary dwelling.

 

Long Beach ADU Rentals

The ADU may be rented. All rentals should be for terms of longer than 30 days.
