Mid-Rise Wood Construction is gaining the attention of design professionals nationwide, who see it as a way to achieve higher density housing at a lower cost while reducing the carbon footprint of their projects.  Yet, many familiar with wood construction residential structures are not aware that the International Building Code (IBC) allows wood-frame construction for 5 stories or less in building occupancies that range from multi-family, military, senior, student and affordable housing.

Prefab Cross-Laminated Timber (CLT)
Cross Laminated Timber, or CLT, is the latest evolution in sustainable building materials. Created using European technology, it’s a lightweight, strong, solid-wood alternative to conventional materials. It is the only structural material for large scale applications that has the potential to be carbon neutral.
Cross Laminated Timber is digitally designed and manufactured. Kiln-dried timber boards are stacked at right angles, and their surfaces are glued together with non-toxic adhesives. These boards are then hydraulically pressed to make solid structural wood panels.
This production is zero waste, with all sawdust and shaving reused as biomass for heating and power generation. Panels are available in a range of sizes, and can be customized to suit specific needs. As a result, the entire construction process is fast, safe, simple and seamless.
Modular Construction and Cross-Laminated Timber – Together At Last
Australia’s first ever high-rise timber building, Forte Development, was completed in 2012 and is the tallest of its kind. Located in Melbourne’s Victoria Harbour, the building uses Cross Laminated Timber (CLT) to keep the construction process clean and green.  The tower stands 10 stories high and features 23 residential apartments and four townhouses.

As well as echoing modern city life, the tower incorporates environmental principles, including better energy efficiency. CLT helps make the entire construction process more environmentally-friendly.  The process creates a practical alternative to materials such as prefabricated concrete. CLT can withstand the same pressure as concrete, but is faster and cheaper to work with. The tower marks an interesting and groundbreaking movement to increase construction efficiency.
