Why Our Home is Designed This Way

Why is our home different?  We will live out the rest of our lives in this home and designed it to fulfill all our anticipated needs and wants, current and future.  It is ADA compliant (just in case), environmentally LEED energy efficient for low utility costs, extremely functional for our life style, incorporates Feng Shui concepts and is externally very low maintenance.  Inside and out, the house is a Hawaiian and tropical theme.  It takes advantage of the San Diego coastal climate as well as the panoramic view of San Diego’s Mission Bay and Sea World’s nightly fireworks show from both of two levels.  All the ceilings are 10’ high. Planned cross ventilation allows the ocean breeze to flow entirely though the house from front to back or from side to side.  Natural light is abundant yet window and glass doors are strategically located to maintain privacy.

The ground level is a very spaciously designed 2,016 SF 1-bedroom house.   The bay view and downtown city lights can be appreciated from the wide open spacious kitchen, dining and living areas.  This entire area can be expanded to include the outdoor lanai by opening the all glass 24’ wide sliding pocket door. The living area also has a very large natural gas fireplace to take the chill off the cool night air if the 24’ glass door is open, additional warmth if it is closed or just for the effect.

The master suite has two large adjoining walk-in closets one of which will be also serve as a sewing room and extra storage.  The master bath has a walk-in shower and a bath tub with tub height 6’ wide folding window that opens to an outdoor tropical planter including colorful and fragrant Plumerias, lush green ferns and lava rock formations.

A combination laundry and pantry area is conveniently located between the kitchen and a backdoor.  In a single trip, groceries can conveniently be unloaded from the car (in the garage) to a home grocery cart and rolled right into the pantry and or kitchen as needed.  Two routes are available, both of which are out doors but one is covered in the rare event of inclement weather.

A guest powder room is conveniently located between the living area and just inside the back door entrance to the combination pantry and laundry which is also adjacent to the kitchen.  Its central location allow for easy access from any of these locations.  Pocket doors conveniently slide into the wall and do not swing as do most doors making opening and closing especially convenient for the handicapped.

The upper level is a spacious 878 SF Great Room with a ¾ Rest Room and wet bar.  It too opens up to a lanai and 1,080 SF deck to take advantage of the climate, cross ventilation and the bay view.

This upper area has a multiple purposes.  Initially, it will be a home office, exercise area and cans serve as a guest bedroom.  In later years it can be a living quarters for live in help or even a tenant.   It is accessible by an interior elevator and an exterior stairs which also allows for the flexibility of limiting access to one or the other depending upon the upper level use.

The outside stair also access a 500 SF deck on the backside of the Great Room as well as a bridge to the 938 Sf garage roof.  The bridge also serves as cover over a secondary walkway from the garage to the house on the main level.  A potted vegetable garden will occupy the back deck and solar panels will occupy the garage roof deck. The garage has plenty of room for two cars, a work shop and plenty of extra storage.

The exterior is extremely low maintenance.  The insulated colored vinyl siding and trim never needs painting.  The metal roofing is fire proof and never need replacement.

US Modular (USM) achieved our dream house.  Recently retired, we wanted a beautiful, spacious and functional home to live out the rest of our lives overlooking San Diego’s Mission Bay.  We were very specific and demanding.  We wanted an environmentally friendly and ADA compliant home that takes full advantage of the Mission Bay view and the San Diego coastal climate.  The wide open floor plan we proposed however entailed connecting large indoor living areas with large outdoor living areas which presented some serious engineering obstacles.  USM graciously offered several cost saving alternatives that we appreciated but they did not achieve the spacious feeling we desired.  At their own expense, USM researched alternative structural materials and engineering designs and came up with a means that accomplished all of our objectives.  We are absolutely thrilled with the final design and look forward to living out the rest of our lives in the dream house we envisioned.
